Seller’s Guide to Real Estate

Selling Real Estate, the other side of the transaction. For some it is the absolute last thing they want to do and some are waiting for anyone to take their property off of their hands and netting themselves top dollar.

Real Estate Sellers have a spectrum of reasons why they are selling, but end of the day it is MY JOB to understand their motivation and make the results happen. Like anything it is a team effort, and with that said there are pre-selling activities that are highly recommended to do in preparation of making a property for sale.

Pre-Selling Activities

  • Get familiar with your property

    • Highlights of property to help stand out

    • Property indebtedness (outstanding mortgages or liens)

  • Perfect Picture Home

    • Tons of listings post images distracting buyers. Distracting photos take away from the listing and does not shine the best light onto the property. Highly recommend to organize the home and put away items that might take too much attention. Hiring Professional Photographers

  • Figuring out price range of property

    • Depending on the property’s condition, current sales, past sales, and market conditions a ballpark of property value can be determined.

  • Preparing for Post-Sale

    • Speak with professionals such as Attorneys and Accountants depending on your plans after the sale of property.

      Selling Activities

  • Marketing

    • Maximize exposure to as many eligible buyers.

  • Accepting an Offer

    • Contracts will go out and the buyer will start their diligence process on the property.

  • Closing

    • Once inspections are cleared. Both parties continue to the closing table

    • Ownership change from the seller to buyer. Title is recorded. We receive wire transfer from the sale of the property.
